HARBOR VILLAGE DEVELOPMENT AND MARINA
in Palm Coast is an upscale and absolutely unique community located on the Intracoastal Waterway.

The project, scattered over 90 acres, contains a mix of villas and condominiums with a 200 plus slip marina. The much involved and extensive scope of work included securing necessary permits from FDEP (Dredge & Fill – wetland impacts) and the Army Corps of Engineers to construct the marina and 3,000 feet of an interior bulkheaded canals. A Master Surface Water Management Permit was also secured for the construction of the entire community. To mitigate for impacts to wetlands for this project, an offsite wetland restoration plan was designed, permitted and implemented which involved significant works in Graham Swamp. More than 2 years of design effort was dedicated to secure the required State and Federal permits. The client/owner was ITT Community Development Corporation, but the project was ultimately constructed and showcased (Yacht Harbor Village) by Ginn Development.
